Landlord Insurance To Protect Your Property
Saturday, January 21, 2012 9:54Allowing people who you do not know stay in one of your property’s that you have made available for let is always going to be a risk and more often than not everything goes smoothly and the rent will be paid on time and minimal if any damage will occur to the property itself and the belongings inside of it. However, that is not to say that sometimes so called ‘rogue tenants’ appear and they can be particularly challenging to landlords so it is imperative that you have a good system of insurance in place to protect you and your property should something happen.
There are two clauses in your insurance policy that you should check to ensure that they are there before you sign the documents like those from Just Landlords. The first is the rent guarantee clause. Like we said, the majority of tenants will pay their rent on time or if they do not have a reasonable excuse and make up for it right away; but there are some people who do not pay their rent and can end up just leaving the property with debts and you will also lose money as a result. With a rent guarantee clause you will be covered for the rest of the length of contract that the tenant signed – minus the first month as this is meant to be covered by the security deposit - and you will not lose rent as a result.
The second clause that you should have is one that protects the property and the belongings themselves. This is especially important of you are providing a furnished property as people will tend to not pay as much attention to the well being of furniture and appliances if they are not their own and this policy can cover you in respect to damages occurred during the stay.
